Circle Marketing lets you get your Just Sold postcard in front of them at the moment they are thinking about selling, trying to decide which agent to call.

So, while your recent sale and signage is still fresh on their mind in the neighborhood, they get your Just Sold postcard … prompting them to call you!

For any home you want to do Circle Marketing with, just email us a photo and address of the home you sold.  That’s it — we do the rest.  We’ll automatically acquire the closest 150 addresses to the home and send a Just Sold postcard out on your behalf.

Two types of automated Just Sold marketing you can do

Option 1:  Nurture Marketing

Nurture Marketing automatically sends a “Sold” postcard every month to the same group of people, such as past clients and sphere of influence, or geographic farm.  You can send us a mailing list, you can send us names and emails and we can match the mailing addresses for you, or you can tell us where you want to market and we’ll acquire the mailing list at no cost.  Nurture Marketing is an easy way to “nurture” a list by automatically sending Just Sold postcards each month and get new listings from it year over year.  Learn more on the video below:

Option 2:  Circle Marketing

Circle Marketing lets you email us the photo and address of a new sale you close, and we’ll mail a “Just Sold” postcard to the nearest 100 or more homes (you decide how many and we’ll get the addresses for you).  Statistically, within about 150 homes surrounding a home that sells there are usually 2 to 3 home owners about to list their home “now” or within the next 3 months.  Circle Marketing lets you easily and automatically get in front of them at the moment they are thinking about selling.  And since the signage from your current sale is fresh in their minds, they are more likely to call you to sell their home when prompted by your postcard.  Learn more on the video below:

Setup an account to automate your Just Sold postcard mailings

The first step to automate your Just Sold mailings is to setup an account with us.  When you establish an account we customize your postcard template with your information, then use it for every postcard we send.  If you want to do Nurture Marketing we’ll also setup the details to automate your mailings every month so you never have to think about it again.  For full details how our program works, its costs, and answers to the most common questions, watch the short video below:

Pricing Details:

One Time Fees
1.  Account Setup $47 one-time:  This fee covers the cost of setting up your account and fully customizing your postcard template to be used with your all mailings.
2a.  Nurture Marketing $75 one-time:  If you will be doing Nurture Marketing, we must also create a full year’s worth of “Sold” postcards to automatically mail to your list each month.  This fee is in addition to the $47 account setup fee and covers the creation of these postcards.  You can email us new “Just Sold” photos at any time to swap out sales on any upcoming mailing.
2b.  Circle Marketing $25 per mailing:  If you are doing Circle Marketing, a $25 processing fee will be added for each mailing we process to cover time and costs of (a) preparing your new Just Sold postcard and (b) acquiring the mailing addresses surrounding your sale to which the postcards will be mailed.

Cost Per Postcard:  Postcard costs vary based on whether or not you use our StealthTracker URLs to identify sellers before they go on the market.  These costs are in addition to any one-time fees above.  Without StealthTracker, the cost per postcard is $0.68 each (introductory discount special).  With StealthTracker, the cost per postcard is $1.03.  Postcard costs include printing, postage, and mailing.

Frequently Asked Questions

Which is best — Nurture Marketing or Circle Marketing?  They are both very good choices.  If budget allows you only one option, we recommend Nurture Marketing as most studies suggest repeated touches to the same group of people usually produces greater results than a single touch to more people.

If I’m doing Nurture Marketing, do I have to send you my mailing list or previous sales when I sign up? No. Once you sign up, our Activations team will reach out to you and get everything we need from you.

If I’m doing Circle Marketing, do I provide you the list of addresses to mail to each time? No. The minimum you need to provide is a photo of your sale and the address. We do everything else, including getting the closest homes around that sale to mail your just sold postcard to.

How many addresses do I mail for Circle Marketing?  You can mail as many as you want (minimum 100 addresses).  For each Just Sold mailing simply tell us how many addresses you want to mail to.  If you don’t tell us, our default is 150 addresses.

Can I review the mailing list on Circle Marketing before you send my postcards? Yes. Before we mail we will send you the address list to review and approve.

What size are the postcards? Jumbo (6 x 8.5), printed on high quality, glossy, 100lb cover postcard paper.

How long does it take for a postcard to arrive in the mailbox? Usually around 2 to 2.5 weeks.

Does this work with Just Listed homes as well? Yes. Simply let us know the photo you are sending us is a “Just Listed” home and we will update the postcard to be a Just Listed postcard.

Do I pay extra for printing or postage? No. The price we charge includes all costs — printing, postage, mailing, everything.

Are there any long-term contracts? No. The nurture marketing is a month-to-month plan can you can stop at any time by giving us written notice. The circle marketing costs only when you actually use it, and you’re not required to use it unless you want to.

I have a team of agents I’ve recruited.  Can I share this with them?  Yes, absolutely!  If you have a team and benefit as they succeed, encouraging them to use our automated Just Sold postcard service will be one of the easiest ways you can help them increase their sales.
